SOME SALES FIGURES

According to Dept. of Tourism (DOT), each visiting tourist spends at least PHP 5,500 per day besides the accommodation itself. The goal is therefore to make them spend as much as possible of this within the resort’s facilities.
Therefore complete packets ad several options must be offered:
Islands hopping, snorkeling, dive trips, whale shark watching, dolphin watching, fishing, jet ski, cave exploration, tracking, bicycling, land transport service to other nearby places, etc. Which this Resort does.

With an average occupancy rate at  70% (or 10 occupied rooms) - will this alone give PHP 27,500 per day. Breakfast for 2 persons per room included.
A minimum of 2 additional hot, 10 dollars meals per day for 20 people gives additional PHP 22,000.
(A very low estimate - many do order really expensive lobster meals and imported steaks from Australia and USA - which we do provide. Plus good imported wines/liquor. The average guest does spend approx PHP 1,100 per 24 hours on drinks too - from mini bars in the rooms, at the restaurant and from the Beach Bar. Which gives a min. additional PHP 22,000 in daily income. (Expensive, imported wines and cognacs/whiskey are often ordered)
Then can we add an average of PHP 550 per day, per guest, for different kinds of transportation and misc. services. = PHP 11,000. And PHP 1,375 as an average for rental of jet ski, jet boat, boat trips like islands hopping, snorkeling and dive tours and sight seeing etc. - low estimated additional PHP 27,500. A rough estimate gives an  income of PHP 110,000 per day. Or PHP 3,300,000 per month or PHP 39,600,000 per year.

In addition to this here is a great market for Wedding Arrangements etc.

  1. several success full events have been arranged already.
  2. Same with other kinds of celebrations, conferences etc.

It takes 8 people to run the resort - average salary PHP 13,750 per month only = PHP 110,000 in salary expenses.

The electrical expenses is approximately PHP 27,500 per month with all air-conditions running. The fuel for back up diesel generator when so called brown outs - a couple of times every month because of line repairs costs around PHP 27,500 as a maximum.

Supplies of  food and drinks approx PHP 330,000 per month.
Allow then approx PHP 55,000 per month for gas, ice, ordinary maintenance and miscellaneous).

And approx PHP 110,000 for fuel and service for cars/boats per month.
This comes out to around PHP 660,000 or 20% of the monthly income.

Therefore we can, from the experience so far, conclude that this is a very good business indeed to enter into.

A discounted price for only PHP 33,000,000 is seen as a very good deal here. Then will there be budget for further upgrading if wanted.

The new Action and Master Plan will be implemented here next month and the number of tourists do increase rapidly. Same with the number of foreign residences.

The income from tracking and caving etc has not been included as yet - which is very popular here, in the above listings of incomes. The resort has professional  tourist guides to do the above activity, therefore making the resorts potential much much more!
